Managing rental property across spreadsheets, bank statements, mobile-money records and WhatsApp messages is the problem a Zambian technology startup is trying to eliminate.

FlatShare, founded by Mukuma Musenge, is building property-management software specifically for Zambian landlords and property managers, bringing tenants, leases, invoices, payments and rental balances into one platform.

The company's proposition is straightforward: landlords should be able to see what rent is due, what has been paid and what remains outstanding without having to piece the information together from different records.

For landlords managing several properties, that fragmentation can create more than administrative work. Payments can be difficult to match, arrears may only become visible weeks later, and producing a tenant statement can require going through bank records, spreadsheets and message histories.

FlatShare is designed to bring those processes into a single connected ledger.

From scattered payments to one ledger

One of the platform's central features is its approach to rental payments.

Bank transfers, mobile-money payments and cash receipts can be recorded against the relevant lease, giving landlords a consolidated view of rental collections rather than forcing them to reconcile different sources manually.

The platform also flags outstanding balances when they fall due and shows how many days a payment is overdue.

That is designed to give landlords earlier visibility of arrears and allow them to follow up with tenants before unpaid balances become larger problems.

Tenant information is similarly consolidated. Contacts, lease dates, deposits and emergency details can be kept within a single tenant profile, replacing the need to search through old messages and documents for basic information.

FlatShare also allows users to generate tenant statements instantly, producing a consolidated account of a tenant's rental activity.

Built around the Zambian market

The company is positioning itself explicitly as a Zambian proptech business rather than a generic global property-management platform.

FlatShare supports both Zambian kwacha and US-dollar leases and is designed for residential and commercial properties.

Its website describes the platform as being built around the structure of Zambian property portfolios, from neighbourhoods such as Kabulonga, Woodlands and Roma to properties in areas beyond Lusaka.

That local focus is important in a market where rental arrangements can involve a mix of bank transfers, mobile money and cash, while landlords may manage both local-currency and dollar-denominated properties.

Moving beyond spreadsheets

FlatShare's wider proposition is about connecting information rather than simply digitising individual tasks.

A property connects to its units, units to tenants, tenants to leases, and leases to invoices, payments and balances.

That creates a more complete picture of a rental portfolio.

For an individual landlord, this can mean knowing which tenants have paid and which have not. For a property manager, the same system can provide a broader operational view across multiple properties and units.

The platform is therefore aimed at both individual landlords and professional property managers.

Already working with property professionals

FlatShare's website lists Munaro Investments Limited, Solidar Invest, Ubuntu Homes and Pam Golding Properties among property professionals and investors already working with the platform.

The company is also a selected participant in the 2026 IGNITE Digital Economy Incubator & Accelerator, delivered by BongoHive and co-funded by the European Union under the Global Gateway initiative.

Its participation in IGNITE places FlatShare among a group of Zambian technology companies developing products around practical commercial and economic problems.

Start with three units

The company is taking a low-barrier approach to adoption.

Landlords can start with one to three units for free, with no credit card or complicated installation required. Users can also book a demonstration with the FlatShare team in Lusaka.

The approach gives smaller landlords an opportunity to test the platform before moving into larger-scale use.

That could also allow the company to grow with customers as their portfolios expand.

A more organised rental market

FlatShare's ambition goes beyond helping landlords save time.

By creating structured records for tenants, leases, payments and arrears, the platform is effectively building a digital information layer around rental property management.

That can make everyday operations more transparent and easier to track while giving property owners a clearer picture of the performance and obligations associated with their portfolios.

For Musenge, the broader goal is to help professionalise property management through better systems and better information.

At a time when many businesses are still managing important operations through spreadsheets, notebooks and messaging applications, FlatShare is betting that property management can move to a more connected model.

Built for Zambian landlords, and designed to grow with their portfolios, FlatShare is positioning itself as a digital operating system for the country's rental market.
